    yes, It is a design we came up with several years ago to get a little more square footage out of a standard split without a lot of cost.

    Yes, we call it our bonus room split as we add the additional room above the garage. it is set up with egress windows and smoke detectors so it is a legal bedroom and can be used for whatever anyone would like to use it for.

    Based on the price point we are going for on this one we will probably not use spray foam but use a 1 1/2 or 2″ rigid board under the floor then an R – 30 batt to get an R – 37 to 40 on the floor. Our codes require an R – 30 for floors over unheated spaces so we will be considerably better than code and save quite a bit over spray foam. With all bonus rooms such as this, the detailing of the framing and insulation is extremely important.

    Nice, that you are going above the recommended code for R Value.

    I have been in a lot of homes that almost appear to have little to no insulation in the ceiling of the garage.

    Always nice to get the roof closed in and out of the weather. Great progress, Kurt.
